The day-to-day, run on-site.
The administrative model is the part owners feel first: someone is actually there. We hire and supervise the site staff, walk the property on regular inspections, and report what we find rather than waiting to be asked.
Where the asset needs work, we retrofit. Every repair is logged and tracked, and completed work gets a next-day verification call — so a fixed lift stays fixed, and you hear about it without chasing anyone.

Full accounting sits underneath everything else. Each owner gets a separate ledger — your property's money is never pooled into someone else's books — and financial reporting runs across the whole property, not just the units that are easy to summarize.
Rent collection runs two ways: standard collection for tenancies that need a human touch, and automated collection where it can simply happen on schedule. Either way it lands in your ledger, reported.
Tenancies handled properly.
We draw up rent contracts, issue legal notices when they are needed, and handle renewals and terminations as tenancies turn over. Every document lives in one repository, so nothing depends on a folder in someone's drawer.
Leasing is not just paperwork: we market and position the space to keep it filled, because an empty unit managed perfectly is still an empty unit.
Watched, clean, cared for.
We assess the property's security and review hotspot areas daily, and we look after the low-voltage and IT systems the building runs on. Cleaning and landscaping keep the standard visible.
Tenants are part of the asset's value, so we run satisfaction surveys and loyalty programs — kept tenants mean collected rent and fewer voids.
